Knockdown Rebuild Demolition on the Gold Coast

Rebuilding on land you already love is common on the Gold Coast, especially where the location is worth more than the house sitting on it. The demolition stage has to fit between your finance, your builder's start date and your rental lease. We can put you in touch with a local contractor who is used to working to a builder's handover requirements.

  • Booked around your builder's start date
  • Quoted against the builder's handover list
  • Local knowledge of sandy and canal blocks

Why timing matters more than speed

A knockdown rebuild has several clocks running at once. The builder has a start date, the bank has progress conditions and you may be paying rent somewhere else. A site that is cleared too early sits idle. A site cleared late pushes everything back. Ask for the demolition to be booked against your builder's program rather than simply as soon as possible.

Talk to your builder first

Before you get demolition quotes, ask your builder for their site handover requirements in writing. The usual questions are:

  • Do they want the driveway and crossover left in place for site access?
  • Which trees, fences and retaining walls stay?
  • What finished level do they expect, and who removes old footings?
  • Do they need the sewer and water connection points left marked?

Passing that list to the contractor at quote stage means you compare like with like.

Coastal blocks need extra thought

Much of the coastal strip sits on sand, and many canal estates have a high water table. Old footings, fill and buried slabs can turn up once the house is gone. A contractor who has worked on these blocks will tell you what is likely to be found and how anything unexpected would be charged, before the job begins.

Clearing for sale or for a new owner

The same work applies if you are selling a cleared block or buying a house purely for the land. Tell the contractor who is taking the site over, so the finish matches what the next party expects.

Knockdown Rebuild Demolition: common questions

Who arranges the demolition, me or my builder?

Either can work. Some builders include it, but many owners engage a contractor directly and save a margin. Check your building contract before booking.

Can the demolition approval be lodged before the new home is approved?

Often yes, as they are separate pieces of work, but your certifier and builder should confirm the order for your property.
