Common strip out jobs
- End of lease make-good. Removing a tenant's fit-out and returning the space to the condition set out in the lease.
- Retail refits. Taking out shopfronts, counters, ceilings and flooring before a new tenant moves in.
- Apartment renovations. Removing kitchens, bathrooms and non-structural walls in units.
- Office floors. Partitions, carpet, ceilings and joinery removed floor by floor.
Working in a tower or shopping centre
Strip outs in occupied buildings run on building rules as much as on labour. Most jobs need a booking for the goods lift, protection for lobbies and corridors, and agreed hours for noisy work. A body corporate or centre manager may want insurance certificates and a work method before anyone starts. Rubbish often has to leave in small loads, which is one reason the same job costs more on level 30 than on the ground floor.
Check what is behind the wall
Before anything is cut, it needs to be clear which walls are structural, where the services run, and whether older linings or floor tiles contain asbestos. In a strata building, fire-rated walls and waterproofing also need respect. If you are not sure, have the contractor and building manager look together before the quote is finalised.
Read your lease before you book
Make-good clauses vary a lot. Some ask for a full return to base building, and others only need the tenant's additions removed. Send the clause along with your enquiry so the contractor prices what the landlord will actually accept.

Usually, and some buildings require it for noisy work. After-hours labour can change the price, so mention building rules when you ask for a quote.
